APS recently completed the structural steelwork for The Gladstone, one of Melbourne’s largest Build-to-Rent developments. Located in South Melbourne, this project includes 700 high-quality rental apartments across three residential towers, developed by Greystar and constructed by Icon.

About the Project:
A key feature of the Build-to-Rent model is the emphasis on shared amenities and community living. In line with this, The Gladstone includes a five-level podium and generous outdoor spaces, particularly on Level 5 where landscaped areas, pergolas, and recreational facilities form the heart of the resident experience.
APS was engaged to deliver several key steelwork packages critical to the architectural and structural integrity of the development:

- Level 5 pergola steel – forming the backbone of expansive outdoor communal areas.
- Ground Floor canopy steel – enhancing the building’s street presence and weather protection.
- Shopfront steel – supporting ground-level retail activation.
- Brick support steel – providing structural reinforcement for façade treatments.
- Skylight steelwork – enabling natural light penetration into shared interior zones.
- Pedestrian Walkway Bridge steelwork – forming the structural link between towers A and B.
Outcome

Working closely with Icon, APS ensured the delivery of complex steel elements was aligned with the broader construction program, meeting stringent quality and safety standards.
This project exemplifies APS’s ability to execute detailed steel packages on large-scale residential builds, especially those requiring integration across structural, architectural, and public space design elements.
